Community overview

Life in Fair Oaks Ranch

Fair Oaks Ranch is both a city and a community. The land was once a working ranch owned by oilman and rancher Ralph Fair Sr., and his family began developing it as a residential community in the 1970s before residents incorporated the city in 1988. Today it sits on both sides of Cibolo Creek just off I-10 West, between Boerne and northwest San Antonio, and its boundaries cross three counties.

What buyers notice first is the variety. Fair Oaks Ranch is made up of many smaller neighborhoods, some gated and some open, ranging from established homes on generous, tree-covered lots to acreage properties and newer sections with their own neighborhood amenities. Two homes a few streets apart can feel very different, and that range of choice is a big part of the appeal.

The Fair Oaks Ranch Homeowners Association, serving the community since 1975, maintains three private parks, a private nature preserve, and nearly nine miles of private trails for walking, biking, hiking, and horseback riding. It also hosts long-running traditions like Santa at the Ranch and the Easter Egg Scramble. Nearby, the privately owned Fair Oaks Ranch Golf & Country Club offers two 18-hole courses through a separate membership.

For buyers drawn to space, mature oaks, and a small-town rhythm with San Antonio within easy reach, Fair Oaks Ranch offers a lot of choice in one place.

Property taxes

Property tax rates in Fair Oaks Ranch

The verified 2026 stack for the Bexar County example at 11 Falls Vw is $2.080444 per $100 taxable value (2.080444%). Fair Oaks Ranch also spans Kendall and Comal counties and two school districts; those county variants are shown as partial only because special-district applicability is parcel-specific.

Rates are dollars per $100 of taxable value. A $2.00 rate per $100 is equivalent to 2.00% annually, before exemptions and other adjustments. Property taxes are separate from HOA dues.

The City says some Comal County residents are in Boerne ISD; special-district applicability is not parcel-verified, so no total is stated.

11 Falls Vw is a Bexar County example only, not a proxy for Kendall or Comal parcels. Its Bexar tax-office report enumerates Road and Flood, college, hospital, county, river authority, and City; City guidance confirms its Boerne ISD bill is collected separately by Kendall AD.

Cow Creek Groundwater Conservation District publishes $0.005/$100 for 2026 where applicable, and Bexar ESD #4 publishes $0.074872/$100; neither was listed for the representative parcel, and no WCID/MUD/groundwater or ESD component was added without parcel evidence.

The City spans Bexar, Kendall, and Comal counties and Boerne ISD/Comal ISD. Its guidance explains that tax bills can be split among Bexar, Kendall, and Comal collectors; verify entity stack, exemptions, and school assignment by address.

Tax information checked October 22, 2026. The tax year shown is the latest verified year for that rate, not necessarily the current year.

A mailing address does not establish city limits or taxing districts. The exact bill depends on the parcel, each entity's taxable value, exemptions and appraisal limits. Special districts or assessments may apply. Verify the full taxing-entity list and current adopted rates for the specific home; figures shown are not a tax quote.
